Probate valuation of contents
We can produce a certified valuation in compliance to HMRC Section 160 of the inheritance act 1984. Due to the rising value of property in the South East, many estates exceed the inheritance tax threshold. In these circumstances the revenue insist on a certified contents valuation. Our experienced valuers will visit the property at a convenient time and carry out a detailed assessment of all the contents and prepare a valuation. Our average charge for this service is £150.
House clearance
Working closely with your solicitor, we offer a complete clearance solution no matter how cluttered or messy the property has become. We have years of experience of dealing with hoarded properties, and understand how distressing clearing a loved ones effects can be. Our clearers are chosen for their sensitivity and thoughtfulness in this respect.
We will buy everything remaining in the property that has a value. With the exception of light fittings, curtains, carpets, fixtures and fittings, we clear everything from sheds, lofts, garages, cupboards, kitchens and the house itself.
The property is left completely clear ready for marketing with vacant possession, giving peace of mind to both yourself and your conveyancer. We guarantee to purchase all remaining items that are unwanted at valuation often resulting in a cheque in your favour for the clearance. This alleviates any worries of over-inflated valuations from auctioneers, only to be let down when goods make a fraction of their estimate after fees and commissions, creating complications for your probate’s progress.
Cleared means cleared, and no matter how large or small the property, we recycle or dispose of everything to your satisfaction first time. We sweep and hoover through all our clearances, but can also provide a premium cleaning service or deep clean if requested.

Security
Empty houses are very vulnerable. On instruction our locksmiths will attend the property and change all external locks within 48 hours. We also provide a property monitoring service to enable insurance inspection requirements to be met. We can visit the property weekly or bi-weekly as requested and keeping a log of each visit.
